Worst case is.... we all come and stay and use it for a massive boombox meet !!

Gotta love hardwood floors. :cool: So this is in Fox Lake? Wikipedia says it's a small town of only 1,519 people, and it looks like it's at least an hour away from Milwaukee, so that would explain the low prices. No offense. :-) Hope it works out. What would be the source of renters for that area? :hmmm: Are there any major employers or universities near there?

Yeah it is a very small town, but right in the middle of everything. Like you said it is about an hour from milwaukee, wi. There really isn't a big selection of employers here but beaver dam, waupun, horicon, and a couple other cities are less than 15 minutes from here.

This is also a great spot for the avid fisherman. I am about 4 blocks away from fox lake and about a mile from beaver dam lake. We also have our own golf course and tons of bars ;).

People from illinois like to buy property around here because this is 'up north' enough for them :lol:.


My rental market is aimed towards a small family that has a dog, older couple looking to relax, or the hard working commuter that doesn't mind the 40 minute drive to madison, fond du lac, west bend, or oshkosh.

in particular - get on your zoning commission -

then --and just for that lot - lower the drinking age to 15 ---permit 24 hour gambling and 6 day prostitution-
run church services on sunday so your real estate taxes will be free

you will double $$ your investment -- EVERY month !!!

We finished up all the financing on Thursday! Waiting for apprasial and final inspections, then we can close. This weekend I picked up a nice washer/dryer setup for the rental property :cool:.

For $37,000 I'd say it's hard to lose.

Good job pulling the trigger on this. I live in a place where prices are so out of wack (Vancouver) I can't fathom seeing a listing for anything other than a parking spot for 37k but this has to work out for you in the end. What a deal.

It's finally all ours!!!!!!

After tons of loop holes and delays in closing, we finally closed on the house today.

Best part is I have a family all paid up for security deposit, first months rent, and a 1 year lease signed! Only problem is they move in July 1st so I have a bit of work to hammer out in a week. ;)

1 week is not enough time to take a house that was vacant for 1.5 years. Houses die when they don't have anyone living in them. So, $850 later for boiler and radiant heat repairs, $400 in plumbing repairs, $200 in frige replacement & repairs, $200 in drywall repairs, and about $400 for misc repair materials, I am burned out. One thing after another but I can finally see the finish line.
